Kursuse eesmärk on õpetada süsteemset arusaama kinnisvarast, selle tähtsusest ühiskonnas ja asjakohase korrashoiu ning majandamise olemusest.

The aim of the course is to teach systematic understanding of real estate, its importance in society and essence of proper maintenance with reasonable expenditures.

Üliõpilane:
- tunneb kinnisvaraga seotud mõisteid ja seadusandlust, saab aru kinnisvara omaniku kohustustest seoses oma vara korrashoiuga;
- saab aru kinnisvara korrashoiu olemusest ja korrashoiukulude kujunemisest;
- oskab koostada kinnisvara strateegiat ning nõustada kinnisvara omanikke; on võimeline koostama kinnisvara arendusprojekti ja analüüsima kinnisvaraturgu;
- on võimeline lahendama investeeringu analüüsi ülesandeid ja hindama kinnisvara elukaare kulusid ning saab aru võimalikest riskidest;
- mõistab kapitali- ja kinnisvaraturgude seoseid;
- tunneb BIM-rakendamise võimalusi kinnisvara majandamisel.

Student is able to:
- understands real estate related terminology and regulations;
- understands the essence of real estate/facilities management and maintenance; formation of the maintenance costs;
- compile the strategy for a real estate object and advise here the owners of the property; is able to compose development projects of a real estate object;
- is able to solve investment analysis exercises and evaluate the life cycle costs of a real estate object and understands possible risks;
- understands connections between the capital and real estate markets;
- knows the possibilities of implementing BIM in real estate management.

Kinnisvara olemus, mõisted. Kinnisvara valdkonnas osalejad (omanik/arendaja, projekteerija, ehitaja, üürnik/kasutaja kinnisvara korrashoidja). Võimalik huvide konflikt.
Kinnisvara soetamine, korrashoid ja arendamine.
Kinnisvara haldamise riiklikud, munitsipaal- ja erastruktuurid. Kinnisvaraturg. Ehitiste korrashoid.
Asjaõigusseadus. Planeerimisseadus. Maakorraldus. Võlaõigusseadus (rendisuhted). Eluasemekorraldus. Kinnisvara korrashoiukulud.
Kinnisvara hinna, üüri, ehitusmaksumuse ja kapitaliturgude seosed. Kinnisvarainvesteeringud, investeeringu analüüs, investeeringu riskid. Kinnisvara elukaarekeskne majandamine: arendusprojekt ja elukaar. Korrashoiukulude kujunemine ja võimalused nende vähendamiseks projekteerimis-/ehitusstaadiumis. Hoone seisundi uuring ja –hinnang.
Kinnisvara väärtus – eraväärtus ja ühiskondlik väärtus, väärtuse liigid. Kinnisvaraturg. Turu sektorid (bürood, eluasemeturg, üüriturg). BIM kinnisvara arendamisel ja korrashoiul.

Real estate, essence, terms. Actors in real estate management (owner/developer, designer, builder, tenant/end-user, maintenance professional. Possible conflict of interests.
Buying, maintenance and development of real estate.
State, public and private institutions to maintain real estate. Relevant legislation. Housing management. Maintenance costs.
Relations between capital and real estate markets (incl. rental market). Real estate investments, investment analysis, risks.
Life cycle management of real estate. Maintenance costs and possibilities to manage costs during design and construction phases. Assessment of the condition of a building.
Value of real estate – private and social value. Real estate market. Sectors (offices, housing market, rental market). Using BIM in real estate management.
